![]() The Preserve at Fleming Grant - A 380 acre residential open-space subdivision, includes innovative design techniques to provide reduced lot sizes to incorporate large preservation areas to meet an alternative zoning designation for open space subdivisions. The design provides for 310 half-acre lots with roadways and 10 stormwater lakes, while still preserving for 150 acres of wetlands, scrub jay and gopher tortoise habitat, and wooded canopy. The preservation areas include an inter-connected pedestrian trail system with observation piers. The stormwater system provides for over 500 acres of off-site area conveyance through the project to retain the existing charateristics of the area slough system which connects to the Sebastian River. A detailed FEMA flood study was conducted to determine the base flood elevation over the project area, as it lies in an unnumbered flood zone. |
